Reporting at the Conference, Minister of Construction - Nguyen Thanh Nghi emphasized that the real estate market is one of the important markets of the economy, playing an important role in attracting resources, creating fixed assets for the economy, promoting many other economic sectors and fields to develop together, meeting the needs of people's accommodation, urban development, industry and tourism.
According to statistics from the Ministry of Construction, in 2021 and the first 6 months of 2022, the real estate market still faces many difficulties due to the impact of the epidemic but has adapted and gradually made many changes. In 2021, there will be 172 completed projects with a scale of 24,027 units; equal to about 42% of the number compared to 2020. In the first 6 months of 2022, the number of completed commercial housing projects is still limited with about 12,000 units, equivalent to the same period in 2021, showing that there has been no improvement in commercial housing supply.
Regarding social housing supply: to date, the total number of completed social housing projects is 279 housing projects, with a construction scale of about 148,000 units, with a total area of more than 7.4 million m2; is continuing to develop 355 projects, with a construction scale of about 377,000 units, total area of about 18.84 million m2.
Implementing Resolution No. 11/NQ-CP of the Government on the Socio-Economic Recovery and Development Program, localities have started 11 projects with a total of about 25,675 units, total construction area of about 1,282,850 m2. However, the results of the development of social housing projects and housing for workers in 2021 and the first 6 months of the year are still unclear. 2022 is still very limited compared to demand.
Regarding the number of real estate transactions: In 2021, there were about 110,000 transactions of apartments and individual houses in projects (nearly equivalent to the number of transactions in 2020, which was about 115,000 transactions), but the number of land transactions increased sharply, the total number of land transactions in the year was about 170,000 transactions.
In the first 6 months of 2022, the total number of transactions of apartments and individual houses was about 50,000 transactions, and about 200,000 land transactions increased compared to the same period in 2021. Prices of apartments, individual houses, and land plots still increased compared to the end of 2021, the level of price increase in real estate segments concentrated at the end of the first quarter, slowly. gradually and shows signs of slowing down in the months of the second quarter...
In his concluding remarks at the Conference, Prime Minister Pham Minh Chinh stated that the real estate market plays a very important role in maintaining macroeconomic stability, controlling inflation, ensuring major balances, and promoting growth. The Prime Minister emphasized the need to be persistent, steadfast, and determined to develop a safe, healthy, and sustainable real estate ecosystem.
According to the Prime Minister, do not tighten credit unreasonably, but need to strengthen inspection and supervision, and not relax state management; Do not criminalize civil-economic relations, but must review, prevent, and detect violations to strictly handle them in accordance with the law, prevent disruption, protect those who do the right thing, protect and harmonize the interests of the state, people and businesses.
