Hai Phong Department of Finance invites interested investors to submit E-Request for Project Urban beautification project at Dau Vu 1 residential group, Van Dau ward and Kha Lam 5 residential group, Nam Son ward, Kien An district with the following information:
– Renovating and embellishing the technical infrastructure of current traffic routes, synchronously connecting the technical and social infrastructure systems in the area.
– Create more housing funds, partially solve housing needs, upgrade living conditions of a part of the population in Kien An district and Hai Phong city; Add social infrastructure facilities (schools, social housing, sports and trees, etc.) to improve service quality for people in the area.
– Effectively exploit the land fund of Kien An district, increase revenue for the state budget from exploiting the land fund and collect taxes from business activities after the project comes into operation, contributing to the socio-economic development of Kien An district.
* Total land area expected to implement the project: 51,793.96 m2, including: Area 1 (land area 12,186.33 m2) and Area 2 (land area 39,607.63 m2).
* Products and services provided: Low-rise commercial housing, social housing (apartments), public works (preschools)... and synchronous technical infrastructure works.
* Expected architectural scale of construction:
– The land area for housing construction is 23,572 m2, of which:
+ Construction of rough and finished exterior of townhouses on a land area of about 18,840 m2 (construction floor area of about 75,361 m2; 04 floors high; construction density of about 90% -100%); Construction of social housing (apartments) on a land area of about 4,732 m2 (construction floor area of about 14,194 m2; 5-storey high floor, apartment area of about 60-75 m2; construction density of about 60%)
+ Build 01 kindergarten on an area of about 3,956 m2; Floor area is about 2,967.47m2; 03 floors high; Construction density is about 25%.
+ Construction of synchronous technical infrastructure on the land area of the Project includes the following items: Ground leveling, roads, water supply and drainage, electricity supply, lighting, communications, green flower gardens... on an area of 5,179 hectares according to detailed construction planning approved by competent authorities.
* Preliminary structure of housing products: 237 townhouses (commercial housing) and 142 social housing (apartments)
* Estimated population size: About 1,460 people.
– Operational term of the project: 50 years, from the date the investor is allocated or leased land.
– Project implementation progress:
+ Progress of capital contribution and mobilization of capital sources: According to the implementation progress of the Project.
+ Progress in implementing the main operational objectives of the project: deploying investment in construction of project items and putting the project into operation within 05 years from the date of decision on land allocation or land lease.
