According to JIL Vietnam's analysis, currently, the total area of industrial land for lease in the Northern market (including markets: Hanoi (excluding Hoa Lac Hi-Tech Park); Hai Phong; Bac Ninh; Hung Yen and Hai Duong is 9,371 hectares. In particular, Tien Lang district will build 3 industrial parks with the largest area, more than 1,450 hectares, Vinh Bao district will open 3 more industrial parks, with an area of 900 hectares. Among these 15 new industrial zones planned for investment, 11 zones are implementing steps in the investment sequence.

According to other real estate experts, the Hai Phong real estate market in general, and Hai Phong industrial real estate in particular, have great potential, benefiting from many advantages. According to real estate experts, although Hai Phong has great potential, to create a strong attraction for investors, it is necessary to promote restructuring of existing industrial parks. In addition, it is necessary to develop new industrial parks associated with housing planning and public works to serve the lives of workers and laborers. At the same time, it is necessary to create connection and synchronization with projects in other related industries and professions, to avoid unfair competition between industrial parks, management agencies in the city need to build a strict legal corridor in this field.
According to a representative of Sao Do Investment Group Joint Stock Company, the investor of Nam Dinh Vu 1 Industrial Park, to attract investors to the industrial park, the most important thing is whether the infrastructure and infrastructure quality meet the expectations of investors or not. In fact, many industrial parks are currently in operation, but very few have clean land to hand over. Many areas are developing but currently there is no land handed over. There are areas with large areas planned, but only the first phase can be liberated, while the later phase has planning but no land. Therefore, it is necessary to have macro factors such as Government and city policies in attracting investment (administrative procedure reform, regional traffic connection...).
According to Mr. Pham Hong Diep, Chairman of the Board of Directors, General Director of Nam Cau Kien Industrial Park, it takes at least 2 years to invest in a real estate project. For example, a real estate project of over 10 hectares must go through the appraisal process from the district level, then go to the provincial and city levels (departments and branches for consultation) and then submit to the Prime Minister for approval. It took several months in each place. That is the time if purely administrative procedures "collusion" happen, otherwise we have to start over from the beginning. Therefore, businesses hope for the active participation of city government leaders at all levels to simplify related administrative procedures.
